Staging Your Home

In any type of market there are several reasons staging is important in selling your home. It will help bring the most money, make your home the most impressive home on the block and/or neighborhood and the most important reason is to sell quickly.

Exterior – When the customer/client drives up to your home, it has to have great curb appeal so add some shrubs, flowers, plants, paint the porch and any items that needs to be touched up. Fix any cracks, pull weeds, change out the door knobs if they are rusted and maybe give the front door a fresh coat of paint.
Lighting – This is one of the most important items you can do to add the most value for the least amount of money. Make sure you change out all low or dark lamps and lighting. Add volume to your rooms by brightening the room which is especially important for showings during daylight savings time. Change out any outdated lights.
De-Clutter – Make sure you look at what you have in the home and pack up or store about ¼ to ½ of your furniture, books, personal items, pictures and decorations. Take most items off of the counters and furniture.
Fix any items that are visible or could be a red flag to the buyer, rotten wood, touch up paint on main walls, etc. Two things that make the home look clean and crisp is a fresh coat of paint throughout the house and new carpet or clean the carpet if in good shape (neutral color).
Flow – Rearrange furniture if need be to make the home flow. Make sure people can access the hallways and get around the rooms with ease. If this is still difficult, you may have to store some of the furniture in order to achieve a nice, flowing space through the home.
Add a bowl of fruit, plant or an arrangement of flowers to a room to add some color.
When having a showing, turn on all the lights, turn on a radio with some classical music.
Extra Rooms – If you have one of these, give it a purpose. Make it into a room that people can identify. Take out the excess stuff and add a chair to make it a study.

Highlight your home’s strengths and downplay your home’s weaknesses and appeal to the greatest possible group of buyer’s.

The Pros and Cons of New Construction

The prospect of building your own home is the American Dream. While this endeavor can be one of the most fulfilling events in your life, you need to be aware of the pros and cons to decide if new construction is what you are looking for.

Pros

New construction allows you to design your dream home using the different choices offered by the builder such as colors, fixtures and flooring. Additionally, many builders will help toward the cost of your closing cost provided that you use their mortgage lender and closing attorney. One of the biggest pros is the increased chance of accelerated accumulation of equity in your home : your largest investment. While we cannot forecast investment, history shows that new construction has the most potential for quickly appreciating, allowing you to have a nest egg as your life evolves and your needs change.

Cons

There are only a few cons to purchasing new construction that you be aware of, as the unexpected can be very disturbing to a process that should be very satisfying and enjoyable. The biggest con that you need to be aware of is that the Model Home agent works for the builder — NOT FOR YOU. Many times this is NOT an issue, but in the event that a problem arises, you will need your own representative working for your best interests.

Our Advice

While it does not cost you any extra to have your own agent (it's already in the cost), it could cost you a lot in anxiety, frustration and even possible money when you don't have your own agent to look out for your concerns. Debra Heiney

Debra Heiney is a licensed REALTOR ® and the lead buyer's agent for The Jim Mills Team. Debra's key strengths are her tremendous work ethic and attention to detail-personal strengths most appreciated by the large number of clients she has had the privilege to serve since joining The Jim Mills Team in 2000.

Before working in the real estate industry, Debra was a schoolteacher for 13 years. In this profession, she learned firsthand about the demands and pressures faced daily by families, which drives her passion to alleviate the stress of the real estate transaction process for all of her clients.

When Debra first joined The Jim Mills Team, she served in an administrative capacity, but her talents and hard work quickly brought her up to speed on all aspects of the real estate business. This working knowledge and hands-on experience propelled her to seek formal training to better serve the team's valued clients. Debra's extensive education includes the following certifications: ABR, GRI, ePro, and  e-Certified. She is also currently working on her CRS designation.

Debra was born in Ohio and raised in West Virginia , where she taught in a rural town of only 650 people. Her upbringing in small-town America was a perfect fit for her eventual move to Berkeley County . She moved here in 1999 and began teaching in Moncks Corner. She is now a resident of Goose Creek.

Diane Law

Diane Law is a licensed REALTOR® and the team's Administrative Coordinator. Diane brings extensive property tax, sales knowledge and administrative experience to The Jim Mills Team. Since joining The Jim Mills Team in early 2005, Diane has quickly become a key resource. She focuses her efforts in assisting clients in all aspects of the often complex real estate transaction process.

Diane is a member of the South Carolina Association of REALTORS®, the National Association of REALTORS® and the Charleston Trident Association of REALTORS®. Not willing to stop there, she has committed herself to continuing her education in a way that will benefit clients of The Jim Mills Team-she has already begun taking classes to receive her   ABR and GRI. These credentials will enhance her ability to assist clients of The Jim Mills Team in every possible way.

Diane is a true South Carolina local, who was born and raised in Berkeley County . She later attended the University of South Carolina and eventually carved out her niche as an administrative and sales specialist. Prior to joining The Jim Mills Team, she completed nearly 10 years of service working in the delinquent tax offices for both Berkeley and Charleston Counties-experience that has given Diane strong familiarity with property tax issues important to primary residential owners and real estate investors. In the interim, Diane also rose quickly to the management and sales ranks for a major, high-end jewelry retailer, which helped solidify her already brilliant customer service skills.

Tami Gordon

Tami Gordon joined The Jim Mills Team as a licensed REALTOR ® and associate in the early months of 2006. As the most recent member of the team, Tami brings tremendous people skills along with a strong desire to assist all clients of The Jim Mills Team with any real estate need. She also brings experience and talent in staging and decorating homes. Tami believes that client satisfaction is the true measure of success in real estate.

Prior to signing on with The Jim Mills Team, Tami worked for Haverty's furniture store for over three years as a sales associate. At Haverty's, Tami put her people skills to use and honed her natural ability for “ putting people's homes together .”

It was also while there that she met and assisted Jim and his wife, Pam, with their home furnishing needs, and Jim immediately recognized her potential to succeed in real estate.

Like many people in the Lowcountry, Tami comes from a military family and has traveled and lived throughout the United States-including California, Louisiana and Florida-before settling down in the Charleston area. Her father served in the U.S. Air Force and would take the family to Charleston for vacations. She has family in Columbia, South Carolina, and is proud to call Charleston home. According to Tami, the natural beauty of the area and the wonderful people who live here made the Lowcountry an easy choice for her.
